Stop Water Damage Before It Spreads
The leading cause of asphalt failure is water penetrating the surface and compromising the base layer. Once a small crack forms, water seeps in, expands during winter freezes, and quickly creates a pothole. Left unaddressed, that pothole becomes alligator cracking, which spreads across the entire surface and eventually requires full-depth replacement — at five to ten times the cost of an early repair.
We've been fixing driveways and commercial lots across Concord, Charlotte, and the Greater Charlotte area since 2012. Our rule of thumb: if more than 30% of your pavement surface is damaged, a full asphalt paving replacement usually makes more economic sense than patching. We'll give you an honest assessment — we'd rather sell you the right job than the most expensive one.
Types of Damage We Repair
Potholes
Potholes form when water infiltrates a crack, weakens the sub-base, and the surface collapses under vehicle load. We saw-cut a clean boundary around the damaged area, remove all deteriorated material down to stable base, and pack it with fresh hot-mix asphalt. This full-depth patch is structurally permanent — not a throw-and-roll cold-mix bandage.
Alligator / Fatigue Cracking
That interconnected web of cracks resembling alligator skin is a sign of base failure, not just surface wear. Crack filling alone won't solve it. We remove the affected section entirely, re-compact the sub-base, and resurface with new asphalt. When the damaged zone is large, we discuss whether a full overlay or replacement would be a better long-term investment.
Edge Cracking & Raveling
Edges crack when the pavement lacks proper support along its perimeter. Raveling — the loss of aggregate from the surface — often means the asphalt binder has oxidized. Both conditions accelerate rapidly once started. Crack sealing and a timely seal coat can stop raveling early; edge repairs and re-edging handle structural edge failure.
Sunken or Settled Areas
Low spots collect standing water and create a cycle of accelerating damage. We excavate to the sub-grade, address any soft spots or drainage issues, re-compact a new aggregate base, and restore the surface to the correct slope. If a drainage problem is the root cause, we'll discuss grading and drainage solutions at the same time.
Our Repair Methods
- Hot Mix Patching: We cut out the damaged area to a neat square, remove the compromised base, and install fresh hot-mix asphalt for a permanent structural repair.
- Crack Filling: We use commercial-grade hot rubberized crack filler that expands and contracts with temperature changes, keeping water out of the sub-base. Best on cracks under ¾-inch that haven't yet undermined the base.
- Infrared Repair: For certain types of surface damage, infrared heating lets us seamlessly blend new asphalt with existing material for a watertight seal with no visible joint.
- Full-Depth Reclamation: When a large area is extensively damaged, we can pulverize the existing asphalt and reuse it as a new base layer — a cost-effective and sustainable approach for large commercial lots.
Repair vs. Replace: How We Help You Decide
Not every damaged lot needs to be torn out. We use a simple framework:
- Repair: Less than 30% surface damage, base still structurally sound, cracking isolated to specific zones.
- Overlay: Surface wear is widespread but the base is solid — a new layer of asphalt can add 10–15 years of life.
- Full Replacement: Base failure, extensive alligator cracking, or drainage problems that can't be solved any other way.

Commercial vs. Residential Repair
Commercial lots face heavier load cycles — delivery trucks, constant turning, concentrated brake zones. We prioritize high-traffic lanes and entry aprons first, schedule work in phases to keep your lot open, and coordinate timing to minimize disruption to your customers and tenants.
Residential driveways are typically a faster turnaround — most driveway repairs are completed in a single visit. We'll clean up completely before we leave and give you a clear curing window before you drive on the new surface.
After Your Repair: What to Do Next
A repair is only one part of a good maintenance plan. Once cracks are sealed and patches are in place, applying a fresh seal coat locks in the repair and protects the entire surface from oxidation and water for another two to three years. If your lot also has faded lines, we can schedule parking lot striping immediately after the seal coat cures.
